Almost half of Arenac County's land is in agriculture, with about 70,165 acres rated prime farmland. Farmsteads around Standish, Lincoln Township and Deep River Township still carry buildings that stopped earning their keep years ago. A hay barn with a bowed ridge line is the common one. Machine sheds, corn cribs, old milk houses and lean-to additions come down for the same reason.
Old barns come apart differently than houses. The timber frame is heavy, the fasteners are loose, and the floor is often rotted through. Shoreline lots come with their own problems. The Pine River forms northeast of Standish and runs down to the bay. The Saganing reaches the water just south of Whites Beach, and the Rifle comes down through Omer. Ground near all three stays soft, and Wigwam Bay State Wildlife Area holds about 3,137 acres of coastal marsh nearby.
We time shoreline work for firm ground, which usually means frozen months or a dry stretch in late summer. Trees crowd a lot of those older cottages. Dead and leaning trunks sit over roofs and power drops, and storms off the bay finish the job. We handle that as hazardous tree removal, and the wood and brush leave with the rest of the debris.
Standish was platted in 1871 and became a city in 1903. In the 48658 zip code, more than 300 homes date to 1939 or earlier. Another 880 or so went up between 1950 and 1969. Plaster over lath is standard in those, and small closed-off rooms and low basement headroom come with the age.
Plenty of these houses are worth keeping. The fix is often interior demolition: strip the plaster, pull the old cabinets, open up a wall. We do the selective tear-out first, then handle the kitchen or bathroom remodel that follows. Load-bearing walls get temporary support before anything comes out.
Vacant houses are the other side of it. A place that has sat open through a few Michigan winters gets a soft floor and a failing roof. At that point a full teardown and a clean lot is the cheaper road. What is left is a level parcel you can sell, build on, or hand to the next owner.
