General Contracting in Bay City, MI

General Contracting · Bay City, MI

One general contractor running the whole job, start to finish

A general contractor runs the whole project so you are not managing it yourself. We handle the estimate and the scope, pull the permits, book the trades and keep the work moving. Contracting Pros is based in Bay City and works on homes and commercial buildings across the Great Lakes Bay Region. You deal with one company instead of five.

Some projects need one trade. Others need someone to own the order of work and the handoffs in between. We also work as the demolition contractor in Bay City, so a teardown and the rebuild stay under one contract. Estimates are free, on residential and commercial work alike.

What We Handle

  • One point of contact from the first site visit to the final inspection
  • Free estimate with the scope written out before any work starts
  • Permit applications filed with the city or township that covers your address
  • Inspections scheduled and any corrections handled as the job moves
  • Electrical, plumbing and mechanical trades booked in the right order
  • Residential work: additions, remodels, garages, new homes and outbuildings
  • Commercial work run the same way, from scope through final inspection
  • Demolition, clearing and site prep done in house before the build starts

What a general contractor does on your project

The job starts before anyone picks up a tool. We meet you at the property, write the scope down and price it. The estimate is free. The permit, the trades and the schedule all get built on that scope.

Then comes the paperwork. Bay City typically wants the permit application reviewed and approved before work begins. The approved permit then gets posted where inspectors can see it. We file the application, answer plan review questions and book the inspections.

After that it is sequence. The rough inspection typically comes after framing and the rough electrical, plumbing and mechanical, and before insulation. Get that order wrong and finished walls come back open. We keep the trades in line, and the framing and drywall is work we do ourselves.

Permits and inspections around Bay City and Bay County

There is no single permit office for the region. Bay City runs its own building department. It issues building, electrical, mechanical and plumbing permits, plus demolition, sign, floodplain and soil erosion permits. Townships like Bangor and Monitor have their own building officials, and some smaller ones contract it out.

The rest of the region works the same way. Midland's building department covers only what sits inside the city limits. Outside them, the Midland County Code Authority handles building issues. Knowing which office your address falls under is part of the job.

Two state rules touch most projects here. Michigan's dig law typically calls for a MISS DIG 811 notice at least three business days before we break ground. A soil erosion permit is typically required for an earth change of an acre or more. The same goes for work within 500 feet of a lake or stream, and we handle those filings.

Hiring a building contractor instead of a single trade

Not every project needs a general contractor. A new deck or fence or a drywall patch: hire the trade and get it done. A GC pays off once the work crosses trades or needs a permit.

Room additions, second-story work, whole-home renovation, a rebuild after a teardown: each has an order to it. Every trade waits on the one before it. One contract keeps that sequence with one company, and one person answers for it.

We are licensed and insured, and we take residential and commercial work. Michigan licenses residential construction at the state level, and the electrical, plumbing and mechanical trades carry their own separate licenses. Part of running a job is putting the right licensed trade on the right piece of it.

How We Work

How a Job With Contracting Pros Runs

From the first call or text to the final walkthrough of the finished work, here is how it goes.

1

Call or text

Tell us what needs to come down and where the property sits. Call or text (501) 520-1783 and we will set a time to look.

2

Site visit and estimate

We look at the structure, the access and what sits around it. Then you get a free estimate for the demolition.

3

Permits and prep

Utilities get shut off and capped, and a MISS DIG 811 dig notice typically goes in. We pull the demolition permit and the historic district approval where Bay City calls for one. An asbestos survey and state notification get ordered when the rules cover the building.

4

The teardown

The structure comes down with our equipment, in pieces where the site is tight. Debris gets loaded out as the work goes.

5

Cleanup and walkthrough

The hole gets filled, compacted and topped with soil and seed. Then we go over the finished site with you before we leave.

FAQ

General Contracting Questions, Answered

Common questions about general contracting across the Great Lakes Bay Region. If yours is not here, call or text and ask.

Call (501) 520-1783

What does a general contractor actually do?
We own the project from the estimate to the final inspection. That covers the written scope, the permits, hiring and sequencing the trades, and the schedule. You get one number to call when something changes.
Do you pull the permits, or do I?
We do. We file with whichever city or township covers your address, answer plan review questions and book the inspections. Bay City typically wants the application approved before work starts and the permit posted at the site.
Do you take commercial projects?
Yes. We work residential and commercial, and the process is the same either way: scope and estimate, permits, trades, inspections, cleanup. Call or text (501) 520-1783 to talk it through.
Can one contractor handle the demolition and the rebuild?
Yes. We tear down houses, garages, barns and small commercial buildings. We also do new home and garage construction on the same lot. Keeping both under one contractor means the teardown and the build line up instead of waiting on each other.
How much does a general contractor cost here?
It depends on the scope, the size and how many trades the job needs. We price each project after looking at it, and the estimate is free. Call or text (501) 520-1783 and we will set a time.
What areas do you cover?
We are based in Bay City and work about 45 miles out across the Great Lakes Bay Region. That covers Bay, Saginaw, Midland, Arenac, Tuscola, Isabella and Genesee counties. Saginaw, Midland, Mount Pleasant, Frankenmuth, Caro, Standish and Flint are all in range.
