Townships like Bangor and Monitor have their own building officials, and some smaller ones contract it out.
The rest of the region works the same way. Midland's building department covers only what sits inside the city limits. Outside them, the Midland County Code Authority handles building issues. Knowing which office your address falls under is part of the job.
Two state rules touch most projects here. Michigan's dig law typically calls for a MISS DIG 811 notice at least three business days before we break ground. A soil erosion permit is typically required for an earth change of an acre or more. The same goes for work within 500 feet of a lake or stream, and we handle those filings.
Not every project needs a general contractor. A new deck or fence or a drywall patch: hire the trade and get it done. A GC pays off once the work crosses trades or needs a permit.

Utilities get shut off and capped, and a MISS DIG 811 dig notice typically goes in. We pull the demolition permit and the historic district approval where Bay City calls for one. An asbestos survey and state notification get ordered when the rules cover the building.
The structure comes down with our equipment, in pieces where the site is tight. Debris gets loaded out as the work goes.
The hole gets filled, compacted and topped with soil and seed. Then we go over the finished site with you before we leave.
