Frankenmuth has little room to spread out. The city zoning ordinance keeps a greenbelt around town. It also caps how many new home permits go out each building year. So most building here starts on a lot that already holds something. Sometimes that is an old barn on a township farm. Sometimes it is a garage that has started to lean, or a house past repair.

Frankenmuth runs a tight zoning code. Section 5.184 of the city ordinance caps how many building permits go out in a year. Single family permits are held to three percent of the living units already in the city. The building year runs October 1 to September 30. The same code says a greenbelt shall be maintained around the city.
That is why so much of the work here happens on lots that are already built on. A garage comes down so a bigger one can go up. A kitchen or a bathroom gets gutted to the studs before anything new goes in. We do interior and selective demolition for that kind of job. We also do the kitchen and bathroom remodeling that follows.
The city also publishes design guidelines. Its development guide asks that new buildings, additions and renovations preserve the design character of what is already there. Projects get reviewed by the Planning Commission or the Zoning Administrator, with or without a full site plan. The Historic Preservation District and the Mixed Use District each have their own standards. That weighs heaviest on the commercial side of town.
The Cass River runs right through Frankenmuth. It is roughly 60 miles long and drains a big piece of the Thumb. It joins the Shiawassee River inside the Shiawassee National Wildlife Refuge. From there the water feeds the Saginaw River and Lake Huron. Vassar sits upstream on the same river, and Bridgeport sits downstream.
That river shapes what can be built here. The city zoning code has a Flood Plain District with its own rules. Structures allowed there cannot be lived in. Floors have to sit at least two feet above the regional flood elevation. In 1986 the Cass set record peak flows at both Frankenmuth and Vassar. Ground water and heavy clay are normal across this part of the old lake plain.
Wet ground changes how a teardown gets staged. Frozen ground in winter carries equipment that spring mud will not. Trees along the river take the worst of the wind. Dead ash is common across Michigan after the emerald ash borer. A leaning tree over a house or a drive calls for hazardous tree removal. We take care of that with the rest of the site.
The township and the city are run separately. Frankenmuth Township covers about 33 square miles around the city. The 2020 census counted 1,895 people there. Gera is its one unincorporated community. The city ordinance calls Frankenmuth a rural island surrounded by urban centers. A joint growth plan with the township is written to keep it that way.
That is farm country, and farm buildings wear out. Barns lose their roofs and their footings. Sheds and outbuildings stop earning their keep. We take those down and clean up the ground they sat on.
Clearing goes with it. Brush and small trees creep into fence lines and field edges. Forestry mulching grinds that material into mulch where it stands, so it stays on the property. Conventional clearing works better when a building site has to come out clean. Either way, Michigan law has the underground utilities marked before anyone digs, and that call is free. Once the ground is clear we can put up a new garage or outbuilding on the same footprint.
ZIP 48734 covers a lot more than the city. It runs about 40 square miles and crosses a county line. Roughly nine tenths of it sits in Saginaw County and the rest falls in Tuscola County. Frankenmuth itself is only about three square miles of that.
Birch Run sits a few miles south in Saginaw County, ZIP 48415. It has the I-75 interchange and the outlet mall that opened in 1986. Vassar is northeast in Tuscola County, ZIP 48768, on the same Cass River. It was laid out in 1849 by men looking for a dam site. Frankentrost, another German settlement in the area, is over in Blumfield Township.
The housing here is newer than what we see in Bay City or Saginaw. Most homes in 48734 went up between the 1960s and the 1990s. Those houses are hitting the age where kitchens, baths, basements and garages get reworked. Frankenmuth was settled in 1845, though, and buildings from its early years still stand in the core.
