On May 19, 2020 the Edenville Dam failed and the Sanford Dam was overtopped. The Tittabawassee River normally runs near 11 feet at Midland. That day it crested at 35.05 feet. Downtown flooded, more than 2,500 homes and buildings were damaged, and as many as 150 were damaged beyond repair.

Six years on, the 2020 flood still decides what happens to some Midland properties. Sanford used federal hazard mitigation money to buy and demolish 14 flood damaged homes in the floodplain. Those lots go back to open space instead of new houses. The Four Lakes Task Force is still rebuilding the dams, with Smallwood refilling this summer and Secord set for 2027.
Inside the City of Midland, spending on repairs to a building in a flood hazard area is capped. The city sets that limit at 50 percent of the structure's market value before work starts. Past that point, taking the building down is often the option owners look at. We can talk it through, and the city building department has the final word on your address.

The City of Midland has its own demolition permit application through the building department. Township jobs typically go through Midland County. An asbestos inspection and a written notice to the state are typically required before a building comes down. Smaller homes and larger or commercial buildings are handled differently. Midland is the county seat, and township land wraps around the city. Larkin Township sits to the north. Homer Township runs to the southwest, and Lincoln Township lies northwest toward Sanford. The buildings out there are different from the ones in town. A barn with the roof gone or a shed sinking into wet ground is a common call. We take them down and clear the debris off the property.

Buildings from those years reach the end of their run. A detached garage with a cracked, settling slab is a common one. So is a back addition that has pulled away from the house. Those come down, and the concrete goes out with them.
Interior demolition is steady work in older Midland houses. We strip walls, cabinets, flooring and plaster back to the framing and leave the structure ready for the rebuild. Selective demolition takes out only what the plan calls for.
