Mount Pleasant is a renter town. Census figures put about 64 percent of occupied homes in renters' hands. Central Michigan University requires first and second year students to live on campus. Upperclassmen then rent the older houses and apartments spread around town.
That housing is old. About one in six homes in the city dates to 1939 or earlier. More than half of all units went up before 1980. Houses that age carry plaster and lath walls and materials worth checking before anything comes down.
A gut renovation starts with interior demolition, where the house comes back to studs. We pull out old walls, floors and fixtures and leave the frame ready for a kitchen, bath or basement remodel. Downtown Mount Pleasant holds about 70 brick buildings put up between the 1870s and the 1950s. Selective demolition inside one of those storefronts opens the space without touching what holds the building up.
Isabella County is farm country. The 2022 federal agriculture census counted 750 farms working 212,342 acres, more than half the county's land. The number of farms fell about 22 percent from 2017 while the acreage held flat. Fewer, larger farms leave a lot of old buildings standing with no job to do.
Old dairy barns, corn cribs, milk houses and machine sheds reach the end of their run. Some lean. Some have lost a roof and are pulling the frame down with them. We take those down in a controlled way, set aside anything worth saving and haul off the rest.
Farms here also carry timber. The same census put 16,643 acres of woodland on Isabella County farms. Brush and fence rows grow in tight against buildings nobody has used in years. Cutting that back is part of getting a machine to the structure, and it is built into our demolition work.
Mount Pleasant sits at about 770 feet, roughly 170 feet higher than Bay City. The ground here is glacial till instead of the flat lake plain that surrounds Saginaw Bay. Ithaca and Conover loams cover tens of thousands of acres in the county, and sand shows up in places.
The ground still drains slowly across much of Isabella County. The soil survey lists somewhat poorly drained as the most common drainage class here. Muck ground shows up too, with Pinnebog and Adrian mucks covering roughly 22,000 acres. Those soils hold water for a long stretch after a wet spell.
Timing follows from that. Frozen winter ground and firm late summer ground are easier on a site than spring mud. The Chippewa River runs through the middle of town, then on to Midland where it meets the Tittabawassee. Work in low ground near the river gets scheduled around the water.
