Saginaw grew up as two towns on opposite banks of the river. East Saginaw and Saginaw City merged into one city in 1890. The West Side Historic Residential District runs along Mason, Madison, Harrison and Lyon Streets. Most of those homes went up between 1870 and 1890.
The Central City district on the east side built out by the mid 1890s. Cathedral District homes sit on the bank where the first settlement started. Houses from that era come apart differently than a 1970s ranch. Expect full basements, plaster and lath walls, balloon framing and old brick foundations.
Michigan typically calls for an asbestos survey before a building comes down. Many jobs also need a notification to the state before demolition starts. State law requires MISS DIG 811 notice at least three full business days before demolition or digging. We handle those steps and explain what your job needs.
Saginaw had 98,265 people in 1960. The 2020 census counted 44,202. That drop left the city with a large number of empty houses. Cleared lots are a normal sight on the older streets.
The Saginaw County Land Bank Authority takes in most of its property through tax foreclosure. It works with the City of Saginaw to clear blighted houses. A federal grant took down 862 vacant structures in and around the city in 2015 and 2016. A later state grant added 67 more land bank houses.
Those programs only reach buildings the public already owns. A private house, garage or old storefront is on the owner. The city also runs a dangerous building program for abandoned and fire damaged property. If a structure on your lot has to come down, we clear it and can rebuild as your general contractor.
The Saginaw River starts southwest of the city where the Tittabawassee and Shiawassee meet. From there it runs north through the city and Bay City into Saginaw Bay. Its watershed covers 8,595 square miles, the largest bay watershed in the state. The land around it is flat former lake plain.
That means heavy clay, a high water table and slow drainage. Clay holds water for days after a storm. Spring turns bare ground soft, and a machine will rut a yard that was firm in February. Frozen winter ground often makes for the cleanest work.
In May 2020 the Edenville and Sanford dams failed upstream. Parts of Saginaw Township and Thomas Township had to evacuate as the water came down. Freeze and thaw does slower damage every year. It cracks driveways and lifts slabs, and we break that concrete out and clear it away.
Saginaw Charter Township sits northwest of the city and had 41,679 people in 2020. Its mail runs on 48602, 48603, 48604 and 48638. Kochville Township is north of there and holds Saginaw Valley State University. Thomas Township lies west, and its Shields area uses the 48609 Saginaw ZIP.
East of the city is Buena Vista Charter Township, with 7,664 people and a 48601 address. South along I-75 is Bridgeport Charter Township, settled in 1848 and home to about 10,104 people. Each of these runs its own building department. Permit steps typically differ from one to the next, and we sort that out before work starts.
The work changes past the city line. Lots get bigger, and more barns, sheds and outbuildings come down. There is more brush and more dead ash standing, so hazardous tree removal often runs with a teardown. On houses that are staying, the job is usually a kitchen, bathroom or basement remodel.
