Flint's housing stock is old. Roughly a quarter of the city's homes were built before 1940. Close to six in ten went up between the 1940s and the 1960s, when the auto plants ran full. Those houses were framed in lumber, plastered over lath, and set on narrow lots.
Civic Park shows what that means on the ground. General Motors built the neighborhood in 1919 and 1920 through its Modern Housing Corporation. More than 600 houses went up in five months, and the district holds around a thousand structures today. The district joined the National Register of Historic Places in 1979.
Old neighborhoods make a teardown tighter. Houses sit close on both sides, so the machine has less room to work. Many have full basements with block or stone walls that have to come out. How we run a demolition job starts with the utility disconnects and ends with a graded lot.
Flint has been clearing empty buildings for a long time. The Buick City plant complex and the buildings around it came down years ago. The Genesee County Land Bank has demolished more than 8,400 structures in Flint and Genesee County since 2004. Its current program funded close to 2,000 more teardowns, and over 1,600 of those are already down.
That program only covers property the Land Bank owns. Those houses came in through tax foreclosure and county auction. If your name is still on the deed, the teardown is yours to arrange. Private owners hire a demolition contractor and pull the permit themselves.
We handle the private side of that work in Flint. A rental past renting, or a house the family inherited with a wet basement and a bad roof. The structure comes down and the debris gets loaded and hauled off. The foundation comes out, then the hole gets filled and graded.
Genesee County sits on flat glacial plain. The last glaciers left sand, gravel, clay and till across most of it. The south end of the county turns hilly with lakes. Clay holds water, so an open hole in a wet spring turns soft fast.
The Flint River drains most of the county on its way through the city. It runs about 78 miles across three counties. Upstream it is dammed into Mott Lake and the Holloway Reservoir. The Shiawassee River takes the south end of the county.
Michigan winters set the schedule here. Frozen ground carries a machine well, while spring thaw can push a job back weeks. Freeze and thaw break up driveways and slabs. Concrete removal comes with plenty of Flint teardowns.
