Luxury vinyl plank is the floor most people here pick for a kitchen, a mudroom or a bathroom. The core does not swell when water sits on it. Click-lock planks float over a flat subfloor, and glue-down planks hold up better under heavy traffic.
Basements are their own problem in Bay City. The ground here is flat lake plain with heavy clay and a slow-draining water table. A concrete basement floor gives off moisture, and LVP flooring handles that better than laminate. Laminate has a fiberboard core that swells once water gets into a seam.

Tile is less forgiving than plank. Grout lines crack when the floor flexes, so ceramic and porcelain go over cement board on a stiff, flat base. If a wall or a doorway has to move first, that is our framing and drywall work.
